Town Center Corey Circle District

The following policies shall govern development in the Town Center Corey Circle District.

Policy 1: Urban and architectural design features are equally important for both the street and water sides of buildings.

Policy 2: Redevelopment and new construction shall be compatible with and contribute to pedestrian vitality and human scale of the area.

Policy 3: Parking shall be integrated into the principal building and hidden from public view in as much as possible.

Policy 4: Retail uses shall be located near the pedestrian walkways to provide easy public access.

Primary uses - Residential.

Secondary uses -   Small-scale commercial and office.

Density/Intensity Standards - Shall include the following:

Residential use – Shall not exceed 24 dwelling units per acre.

Other uses – Shall not exceed a floor area ratio of 0.55 with a residential component as a bonus.

A maximum impervious surface ration of 0.70 is permitted.
