Land Use Policies - Concurrency required
Objective
1.9
Consistent
with this comprehensive plan, as amended, level of service
standards set forth in this plan will not be degraded.
Policy
1.9.1
As
administered by the land development regulations, the City
of St. Pete Beach shall ensure that all development and
redevelopment taking place within its municipal boundaries
does not result in a reduction of the level of service
requirements established and adopted in this comprehensive
plan.
Policy
1.9.2
Recognizing
the limitations of the potable water supply available to
serve this community, the city shall adopt by reference
those applicable provisions of water conservation ordinances
which may be adopted by Pinellas County or recommended
by the Southwest Florida Water Management District.

1.9.3
The
development of residential and commercial land shall be
timed and staged in conjunction with provision of supporting
community facilities, such as streets, utilities, police
and fire protection, emergency medical service, public
schools.

1.9.4
The
city shall work with the appropriate governmental agencies
in an attempt to avoid any unnecessary conflicts between
highway traffic and Intracoastal Waterway traffic.

1.9.5
Public
facilities and utilities shall be located so as to maximize
the efficiency of services provided; to minimize their
cost; and to minimize their adverse impacts on the natural
environment.

1.9.6
Consistent
with this Comprehensive Plan, as amended, all permits for
future development and redevelopment activities shall be
issued only if public facilities necessary to meet the
level of service standards adopted pursuant to this comprehensive
plan are available concurrent with the impacts of the development.
